China’s Luxury Housing Market Surges as Tech Wealth Fuels Demand for High-End Homes

China’s luxury housing market is showing surprising strength despite a prolonged downturn in the country’s broader property sector, with wealthy technology entrepreneurs and professionals emerging as an important source of demand.

Sales of high-end homes in several major cities have accelerated as fortunes created by artificial intelligence, semiconductors, robotics and other technology industries give affluent buyers greater purchasing power. In Hangzhou, a major technology hub, transactions for luxury homes priced above 20 million yuan reached a 10-year high in the first half of 2026, with 480 units sold, according to local agency data.

The trend is also visible in Shenzhen, where young technology professionals have become prominent buyers of luxury properties. Semiconductor and AI workers accounted for a significant share of purchases of homes priced above 10 million yuan, while some high-end developments have sold out almost immediately after being launched.

One striking example came in Hangzhou in July, when all 66 units in the first phase of the Wangtianji luxury development were sold on launch day. The project generated 3.36 billion yuan in sales, while a 624-square-metre penthouse changed hands for 152 million yuan, setting a new benchmark for the city.

The surge reflects a growing divide within China’s property market. While ordinary homebuyers remain cautious because of economic uncertainty and falling property values, wealthy households have been supported by investment income, rising technology-sector wealth and stronger stock-market performance.

Luxury properties also have a different supply-demand balance from mass-market housing. Limited construction of large, high-end homes in previous years has kept premium inventory relatively scarce, helping support prices even as the wider housing market struggles.

However, analysts warn that the luxury boom should not be mistaken for a broad recovery. High-end homes represent only a small part of China’s enormous property market, and many middle- and lower-income households remain reluctant to buy.

The growing appetite for luxury homes nevertheless shows how China’s technology boom is reshaping the country’s real estate landscape. As new fortunes emerge from AI and other fast-growing industries, some of the wealth is increasingly finding its way into premium property in the country’s most desirable cities.
